One of the last PRIME commercial development sites in Fort Collins is located approximately ¼ mile from I-25 off East Mulberry Street. The site encompasses roughly 40 acres with 24+/- developable acres and the possibility of an additional 10+/- developable acres via the Cooper Slough Hunting Club, LLC.

Currently located in Larimer County, Peakview is part of the City of Fort Collins annexation plan and should be annexed within a few years. The Peakview Development proposal is currently in the review process, having completed the preliminary review, with goals towards Final Plat by late 2019.

Historically this site has been farmed by flood irrigation via a well with an approved augmentation plan through the Cache La Poudre Augmentation Plan for 156.75 acre-feet of water. With a recent submersible pump replacement in 2017, this well could be utilized as a valuable source of non-potable water for the community’s common area needs.

This site has also been a prime spot for hunting with an abundance of Canada Geese and ducks roaming the fields in the fall. With the Cooper Slough running adjacent to the project, it creates a truly majestic spot for development. A high-quality neighborhood mixed-use retail/office center at this location will serve as vital gateway to the city.
