One of the last PRIME commercial development sites in Fort Collins is located approximately ¼ mile from I-25 off East Mulberry Street. Historically this site has been farmed by flood irrigation via a well with an approved augmentation plan through the Cache La Poudre Augmentation Plan for 156.75 acre-feet of water. With a recent submersible pump replacement in 2017, this well could be utilized as a valuable source of non-potable water for the community’s common area needs.
This site has also been a prime spot for hunting with an abundance of Canada Geese and ducks roaming the fields in the fall. With the Cooper Slough running adjacent to the project, it creates a truly majestic spot for development. A high-quality neighborhood mixed-use retail/office center at this location will serve as vital gateway to the city.
